Is It Still a Good Time to Sell a House in Maine? Here’s What You Need to Know.

If you're considering selling your home in Cumberland County, Maine, you're not alone and you're not too late. While the market has cooled slightly from its post-pandemic frenzy, mid-2025 still offers strong opportunities for sellers. But with rising inventory and pickier buyers, preparation matters more than ever.

Inventory Is Up, But It's Still Tight

Inventory across Cumberland County has grown over the past year - active listings are up nearly 60% compared to last summer. That sounds dramatic, but in context, we’re still far below what would be considered a balanced market. We're currently sitting at about 2 months of inventory, well under the 6-month threshold that signals equilibrium between buyers and sellers.

This slight increase means more competition for sellers, but not enough to tip the scales. It’s still a seller’s market, just not the feeding frenzy we saw a few years ago.

Buyer Demand Remains Strong

Homes in Cumberland County are still moving quickly. In June 2025, the median days on market was just 6 days. That means well-prepared homes are selling in under a week. And they’re not just selling fast, they’re selling for more. The median sale price for single-family homes in the county is over $625,000, up nearly 7% year-over-year, and among the highest in the state.

In fact, sellers are still receiving 102% of their list price on average, with more than half of homes going above asking. That means serious buyers are still out there and they’re making strong offers.

But Today’s Buyers Expect More

While demand is healthy, today’s buyers are more selective. With slightly more inventory to choose from, they're no longer waiving inspections or accepting homes that need major work. They're looking for move-in-ready homes and they’re willing to pay top dollar for them.

If your home has deferred maintenance, outdated finishes, or a lackluster presentation, it may sit longer or receive lower offers. Homes that look polished and well-cared for are the ones that command attention (and top dollar). If you need advice in this area, give me a call - it's my specialty!
